Questions

Where does the data come from?

Records are compiled from county assessor and recorder filings across the U.S. and delivered as one nationwide dataset that we license for resale. It covers all 50 states and D.C., and the Data by state page lists how many records each statewide file holds.

How often is it updated?

The full dataset is refreshed every month. Each export is stamped with the month it came from.

What exactly is a record?

One row per property: address, parcel number, property type and size, owner names and mailing address, estimated value and equity, open mortgages, last sale, foreclosure and tax-delinquency status, and flags such as owner occupied, vacant, corporate owned and free and clear. The home page lists all 46 column headers.

Do I pay per record?

No. Each paid plan is one flat price with a daily export allowance: 5,000 records a day on Starter, 15,000 on Pro and 100,000 on Annual. Every column comes with every record, so nothing is billed by the field.

Is the free search really free?

Yes. Anyone can search a state, county, city or ZIP to see how many records it has, or search an address to see the property basics. A free account unlocks owner, value, mortgage and tax details on each property.

Can I use the data for marketing?

Yes, for business purposes such as direct mail and investor outreach, as long as you follow the laws that apply to your outreach. The data may not be used for any purpose covered by the Fair Credit Reporting Act, such as tenant, employment, credit or insurance screening.
